The Preiss Company takes great pride in its communities. Each of our properties' staff are available for your student 24/7/365 and are just a phone call away. Our company specializes in student housing and trains our staff on how to effectively and properly respond to any situation that may arise. Our local property managers are supported by leasing, business, and maintenance personnel along with our professionally trained student staff. Many of our offices and staff are on-site and we have expert maintenance ready to assist your student with anything we can!
With Individual Leases, YOU are only responsible for YOUR (or your student's) rent. You aren’t liable for your roommates' rent at all! Unlike a traditional lease or a joint lease, if your roommate transfers, graduates, or fails to pay his/her rent, it does not affect you or your lease. College students have enough to worry about. An individual lease is one less thing!
In our effort to create a more enjoyable living environment for the student renter, we now require all residents to carry an active renter's insurance or tenant liability policy during their lease term. Requiring basic liability coverage has become a common practice in apartment living to provide peace of mind and protection from the unforeseen events that sometimes occur. Our required tenant liability coverage works to protect the resident from liability exposure created while your student is away from home, including but not limited to negligent damage to the apartment unit, negligent damage to another resident's property or even injuries to guests while visiting. Or if you choose to enroll in a more robust renter's insurance policy, you may be able to protect belongings such as text books, phones, electronics and other valuables in the event of theft or destruction. As long as your chosen policy meets the minimum coverage outlined in your lease agreement, feel free to pick any provider you feel is the best fit for you. If you don't feel like searching for an insurance provider, we offer an easy way to enroll in the minimum liability only coverage as part of your rent payment. If you know you want additional coverage on your belongings but don't want to shop around, we have identified a national insurance provider specializing in student renter's insurance coverage. Cabana Beach offers FREE Roommate Matching Services to all of our residents. You (or your student) won't have to worry about finding a roommate online or flyering the entire campus. We'll do all of the work! All you have to do is fill out our comprehensive roommate matching form and our professionally trained Roommate Matching staff will find the best roommate for you!
Yes! In fact, ALL of our apartments are FULLY furnished! Don't worry about hiring movers or renting a truck! Cabana Beach has it all. The days of moving a bed up a flight of stairs are long gone...just bring your personal items and you're set! While all apartments come with major appliances (including a washer and dryer!), each furniture package comes with both living room and bedroom furniture. The bedroom furniture includes a full-sized bed frame & mattress, a desk and desk chair. The living room furniture comes with a sofa, 2 kitchen chairs, and a kitchen table.
All of our residents and their guarantors have access to their property's online resident portal, helping you and them keep up to date with their life here in San Marcos! You or your student can pay rent online via checking or savings account, set up automatic monthly payments, and submit maintenance requests, all with just a few clicks of your mouse!
YES! At Cabana Beach we LOVE our furry family members and want you to bring them with you! Make sure to register with the office and be advised that pet fees, additional pet rent and breed restrictions may apply.
Utilities will be added to your Cabana Beach payment account from our third party utility management company Conservice. Keep in mind, the utitilty charges are a month or two behind, so you won't have to start paying utilities until October, but when you move out, you will have to pay for the utilities until the lease end date before you move out.
While the main focus of your student's college career will be about graduating and getting a fulfilling job, they also need to have fun along the way. At Cabana Beach San Marcos, your student will create life-long relationships and connections that will make them even more successful. Our great staff plans monthly resident events to get them involved. These events range from pizza parties to movie nights, from unwind & design to gaming tournaments. Annually, Cabana Beach will host a Luau during Spring Semester, and many holiday events throughout the year. We will also keep Texas State University, as well as, events happening around town so they don't miss anything!
Yes, we LOVE being keeping San Marcos GREEN. We do have recycling bins located all over the property. Please be sure to break down your boxes however, because the City of San Marcos will not empty recycling containers that are overflowing.
Our Resident Housing Contracts are installment based, in which a total installment amount can be paid in one lump sum installment, two semester installments, or 12 equal installment amounts. If you've chosen the option to submit the total installment in 12 monthly installment amounts, each of those installments are due on the 1st of each month, including August 1st and September 1st.
Monthly rental installments are due on the 1st of each month. Late fees begin on the 4th of each month. Acceptable payment methods are Check, Money Order, Cashier's Check, Direct Routing and Checking Account, or a Credit/Debit Card via resident portal. With a Credit or a Debit card however, there are fees associated with those payments depending on what type of card you are using.
WIFI hotspots are available throughout the Property Amenity Areas. Direct ethernet ports are provided in each bedroom of the apartment. In order to get WIFI internet in your apartment, you must install your wireless router. Once installed and you've set up your wireless network, find your wireless signal, connect and surf away! For property Internet usage and speeds, please visit www.resident.kadirnetportal.net, simply select our property from the drop down, and enter your email address.
Yes we are the first stop on the Texas State Bus Route. It takes about 15 minutes to get to campus.
The required monthly green fee covers the cost of the recycling bins located around the property as well as that fact that we provide free air filters for ACs each month, smoke detector batteries, and light bulbs in the leasing office.
Typically not...but with us it can! We offer a program called RentTrack; this program allows for on-time rent payments to reflect positively on your credit report. With the hustle and bustle of balancing classes and a healthy social life, we know that most college students don’t even think about building their credit history until after graduation when it’s time to start taking those big life steps. RentTrack offers a way for busy students like you to get a head start!
When you enroll in the RentTrack program, your on-time monthly rent payments will be reported to all 3 major credit bureaus (on-time payments are anything within 30 days of the due date). If you’re already a current resident and want to enroll, you’re in luck! Up to 24 months of your previous on-time rent payments can be reported to help you build that score even more (small fee applies for this option). The enrollment process is very easy! You can do it directly through your resident portal!
